The DeMarcay Private Residences is Sarasota's newest luxury condominium complex located at 33 S. Palm downtown just seconds from the marina and Bayfront Park.
This new 18 story condominium complex offers 39 luxurious and historic modern residences. What does historic and modern mean? The location is from the original DeMarcay Hotel, listed on the National Register of Historic Places. The new project will retrain the façade of the old hotel while keeping current with the most modern and contemporary materials, finishes, and construction.
Completed in 2021, this 39 unit complex is designed to preserve the two historic façades and some interior materials from the 1920s DeMarcay Hotel and Roth Cigar Factory, originally located on this site. Preserving these features was high on the priority list during the construction process. Many of the materials were very brittle and old so removing the building behind the façades was tricky and stabilizing them with a very unique process preserved the integrity of the construction.
Units will range from 1144 ft.² to 3106 ft.² with prices starting about $1.1 million and more than $3 million for the two and three-bedroom units. Units can also be combined for larger square footage. The building features valet parking, concierge services, and a resort-style rooftop swimming pool with beautiful waterfront views of the Gulf of Mexico and Sarasota Bay.
Over 2800 ft.² of retail space is dedicated to the ground floor. General contractor Voeller Construction of Palm Harbor and Sarasota-based Parker Walter Group is the architect and general contractor. Interior design is by Chicago's Ma'am Design Collective honoring the site's historic past. GK Development is the original developer.
Homeowner association fees are between $850 and $2100 a month based on the size of the unit and the original cost. These dues cover all common area maintenance including access to the swimming pool, escrow reserve funds, natural gas, insurance, building maintenance, management, pest control, sewer, trash, and water. All units come with one or two garage spaces. The exclusive rooftop pool provides beautiful views of the bay, sky, and city with a state-of-the-art outdoor kitchen and two terraces. It offers tropical flora, chaise lounge chairs, and a sundeck area. You can host gatherings in the clubhouse with a full kitchen, seating, and lounge areas. Residents with school-age children are assigned to the Southside elementary school, the Booker middle school, and the Sarasota high school. The Southside Elementary receives a 10 out of 10 a by great schools.org and is about 2 miles from this location in historic Sarasota.
