Manatee County Florida is located within the Tampa Bay area and includes the main town of Bradenton, Palmetto and the main lake Manatee lower watershed preserved. Bradenton and Palmetto are the two main cities within Manatee County. Throughout the area there is new construction and new developments going up all the time. Here are some of the largest communities and new construction homes in Manatee County.

Country Club East at Lakewood Ranch in Bradenton has dozens of homes currently for sale and homesite starting at about $180,000 up to $750,000. These homes are built by Lee Wetherington Homes. North River Ranch is also another master-planned community with six distinct builders featuring homes from about $280,000-$650,000.

Hawkstone is a new community in Lithia Florida with properties built by West Bay from $400,000-$780,000. Glenbrook Ravines at Lakewood Ranch is another community built by Lee Wetherington Homes with properties from $290,000-$520,000. Valencia Del Sol offers new homes built by G L Homes in Wimauma starting at about $380,000. Water set in Apollo Beach has homes starting at $400,000 built by West Bay and Cresswind Lakewood Ranch offers homes in Lakewood Ranch by Kolter Homs starting at $400,000.

From there, there are a variety of communities with anywhere from 2 to 20 homesites and move-in ready homes priced anywhere from $250,000 to over $800,000. Edgestone at Artisan Lakes is a community built by Taylor more and features homes starting at $234,000.

The highest price new construction in Manatee County is found it The Inlets, community by Medallion Home in Bradenton on Regatta Way. These homes start at $2.1 million up to over $4 million with luxury designs, homesites, and waterfront properties. Following that is Aqua, also by Medallion Home in Bradenton with homes up to $1.2 million. Hampton Lakes is also built by Medallion Home in neighboring Sarasota with homes upwards of $1.1 million.

What to Know About Buying New Construction

There are several things to know when choosing a new construction property. The most important thing to know is time. It will take time to find the perfect property and build out the home. While you might be able to find the lots, it still could be anywhere from 6 to 9 months to actually complete the home. You'll want to research a homebuilder to make sure that that homebuilder provides you with exactly what you're looking for, decide on custom versus semi-custom, consider the new construction mortgage company and how they will structure in your new home loan from whether you are buying and selling or looking for a bridge loan.

From there, research the community, negotiate the price, ask about any new construction home warranties and guarantees, don't neglect the inspection, complete a final walk-through, and understand all there is to know about builder deposits. Most resale homes will have an earnest money deposit and the builder will require an additional deposit to secure the home before closing. This is typically about 5% to 10% of the purchase price for the builder's deposit. Like anything, this can be negotiated so it's important to ask for a reduction if necessary but remember, these funds do go directly into the housing purchase.

Are new construction homes a good investment?

While you're probably not selling any time soon, it doesn't hurt to consider future resale value. New homes can appreciate faster than older ones and many buyers do prefer new construction in the future, but remember, by the time you sell this will not be new construction. However, it is real estate and real estate on average tends to go up consistently.
